From the day you place your order, your office will be ready to be delivered in 6 weeks.

We will then need 2 weeks to prepare the location, construct, ready for you to use.

We have 10 standard building designs, you just have a few finish options to choose.

 

All our buildings are LBC (local building control) approved and you DO NOT need planning approval.

We use a mechanical foundation system, therefore NO mess or concrete.

There are NO ‘wet trades’ used in the construction process, therefore controlling the construction time table.

Your company or employer can offset 100% of the cost against its corporation tax liability, and claim 100% VAT back.

WE-ARE-SUSTAiNABLE provide a 10 - year general guarantee against:

  • Structural failure of the structural timber elements within the building caused by poor materials or workmanship.

  • Performance failure of any exterior components, such as the Façade finish and roof coating resulting in water penetration to the interior.

  • Rot or decay of any timber elements including structure or Façade.

Component Guarantees

Foundation – Screw piling and ring beam systems manufacturers provide a 10-year product guarantee against performance failure.

Sips – Floor, walls, and roof structure are provided with a structural engineers’ report and a 10 - year product guarantee against performance failure.

Windows - Window Systems provide a 5 - year guarantee against condensation between the panels of glass, and performance failure of the ironmongery.

Façade - Internal panelling and floor finish systems manufacturers provide a 10 - year product guarantee against performance failure.

Lighting, heating and power – All component and systems manufacturers provide a 1 - year product guarantee against performance failure.

Roof - Specialist roof systems manufacturer provide a 30 - year product guarantee for the roof coating against performance failure.

In the unlikely event of a performance failure in the first year, WE-ARE-SUSTAiNABLE guarantee to visit your building within 3 working days of notification of such a failure, to establish the appropriate cause of action, and thereafter arrange to resolve the problem.

In years 2 - 10 WE-ARE-SUSTAiNABLE guarantee to visit your building within 5 working days of notification of such a failure, to establish the appropriate cause of action, and thereafter arrange to resolve the problem. 

Please note timber is a living material and is affected by changes in the weather. Temperature and humidity variations cause timber to expand and contract. The Parklex Façade specified has been recommended by TRADA (Timber Research & Development Association) for its durability and stability. In addition to this WE-ARE-SUSTAiNABLE have designed a 2/5mm expansion gaps between the external Parklex Façade and internal Parklex panels in accordance with the manufactures’ recommendations.

The principle of a WE-ARE-SUSTAiNABLE building is to provide you with a fixed price for a completed building that is ready for use. The following items are related to everyone’s expectations, our terms, conditions and preparation work.

Site clearance & preparation

WE-ARE-SUSTAiNABLE provide a foundation system and base bearing ring beam. WE-ARE-SUSTAiNABLE provide setting out information for you if needed, to organise a level compacted ground surface across the area of building prior to installation of structure.

• Electrical feed: Our services exclude any upgrading of the existing electrical capacity that may be required to the main dwelling. The electrical supply should be directed from the internal source of the main dwelling to the exterior by others with an exterior connection point located within the footprint of your building. Electrical feed to be supplied by others to building site in accordance with the current building regulations. PLEASE NOTE: All site preparation and electrical supply provision must be carried out prior to the building installation.

• Telephone & WIFI line: External feed to be supplied by others to building footprint. Telecom and WIFI connections to building and dwelling are to be carried out by an approved telecommunications technician, WE-ARE-SUSTAiNABLE provide sockets and fixings within the building only.

Procedure of work to be undertaken

Design & Planning.

• Your order is secured by a 25% deposit. At this point we will provide you with an estimated lead time of 6 weeks. This delivery period is our best estimate based on current manufacturing and erecting schedules. We cannot guarantee this delivery period which could be affected by factors beyond our control.

• WE-ARE-SUSTAiNABLE will carry out site survey.

• WE-ARE-SUSTAiNABLE will produce drawings when required by your local authority, any fees are to be paid by you.

• WE-ARE-SUSTAiNABLE will confirm detailed design and EXTRA cost options with you.

• Under current Planning & Building Regulations the WE-ARE-SUSTAiNABLE building is not permitted to be used for sleeping accommodation.

Production.

• After receipt of your signed drawings, order and deposit the procurement and production process will commence.

• WE-ARE-SUSTAiNABLE shall provide setting out drawings for site preparation and provide details of electrical supply requirements.

• Manufacture of building components are completed, and components assembled.

Installation.

• WE-ARE-SUSTAiNABLE will invoice you 70% of your order value one week before your building is scheduled for delivery – that payment is to be received by bank transfer no later than two working days before delivery of the building to site and prior to foundation system installation.

• Estimated time to construct building – 2 weeks subject to site conditions.

• Buildings user information pack and keys to be handed over to you following receipt by bank transfer of the total balance outstanding. This payment is due and must be paid on the final day of installation.

• To maintain an efficient programmed installation, any Sub-contractors organised by you for any additional works must come under the control of WE-ARE-SUSTAiNABLE.

Drawings.

• All drawings to be approved by you prior to order and manufacture.

• Variations requested by you following final approval will incur additional charges and a delay in the programme.

Specification of works and materials.

• Materials shall meet all current British Standards.

• Timber treatment shall conform to NHBC or equivalent standards.

• All materials and workmanship shall be strictly in accordance with WE-ARE-SUSTAiNABLE drawings, details, specification, and any specification provided by specialist suppliers.

Delivery.

• Unless specifically requested to the contrary, the buildings components will be delivered to site on our rigid commercial vehicle, 3no parking spaces will need to be allocated for this first day.

• In addition to the above you should provide 2no parking spaces for our vehicles during the entire installation period for unloading and access to tools/machinery.

• Access must be provided by you for components to be man handled from our vehicle to the installation site. The maximum size of a component is 3600mm length x 2100mm height x135mm.

• Some internal finishes require protection from weather, therefore an area 2500mm long x 600mm wide x 1000mm in height needs to be available during installation period – we can provide a secure container if space cannot be provided at extra cost.

On-site Items.

• We have allowed for one continuous site visit to erect the building to completion. Although WE-ARE-SUSTAiNABLE always aim to work within programme, should delays be caused by a third party outside the control of WE-ARE-SUSTAiNABLE an additional daywork charges will be incurred. Please note that installation work is not normally carried out at weekends or bank holidays.

Extras Required by Client.

The principle of WE-ARE-SUSTAiNABLE structures are to provide you with a fixed project cost. However, any extras required by you after the signing off of the drawings and agreeing to the quotation will incur additional costs. An additional quotation will be provided, which must be approved and signed by you before any additional work can be undertaken. There will be an impact to the programme, this will be explained at the time. WE-ARE-SUSTAiNABLE are unable to carry out any variations to the building after delivery and during the installation.
